Sobha Aquamont is the first residential phase of Downtown UAQ, a coastal masterplan that Sobha Realty is developing together with the Government of Umm Al Quwain. The masterplan was unveiled on 25 April 2025 at a ceremony led by the Crown Prince of Umm Al Quwain and is laid out along 11 km of shoreline, 7 km of it natural beach and beach park.
Aquamont itself is three sea-facing towers on a 120-metre elevated podium: one- and two-bedroom apartments from 565 sq ft and three-bedroom duplexes up to 2,211 sq ft, each home with its own balcony. Sobha's amenity list for the podium includes an infinity lagoon pool, a Zen garden and yoga deck, an outdoor cinema and direct access to the public beach park.
Downtown UAQ is a new address. Nothing in the masterplan has been handed over yet, so there is no resale record, no rental history and no service-charge data to check the developer's claims against. What is fixed today is the entry price, the payment terms and Sobha's in-house construction model.






Sobha's project page puts Dubai at about 40 minutes by car, Sharjah at 30 and Al Marjan Island at 10, along the coastal E11. Independent route estimates for Umm Al Quwain to Dubai run longer, roughly 45-70 minutes. There is no metro, tram or operating rail station serving the site.
111 one-bedroom and 214 two-bedroom apartments are on sale, plus 76 three-bedroom duplexes. One-bedrooms start at 565 sq ft and duplexes reach 2,211 sq ft, so the same podium covers a first investment unit and a family-sized home.
June 2028 is the handover date in our catalogue, taken from the developer feed of 1 September 2026. No construction-progress milestone has been published since the masterplan groundbreaking in April 2025, so we quote no completion percentage - ask us for the current site status before you reserve.
Sobha Realty designs, engineers and builds through an in-house construction arm instead of tendering to a main contractor. That backward integration is rare among Dubai developers and gives the developer direct control of the build schedule.
