

Sobha Realty's debut Abu Dhabi masterplan, in Al Bahiya on the E10 corridor near Zayed International Airport. Sold off-plan.
Sobha City is Sobha Realty's first large-scale residential development in Abu Dhabi. It sits in Al Bahiya, a low-density villa suburb in the north-east of the emirate, on the E10 and E12 corridor between Zayed International Airport and Yas Island. The masterplan covers about 38 million sq ft, with a first phase of about 8 million sq ft.
What Sobha has planned for the community: about 60% open and green space, more than 50,000 trees, a wellness loop of about 20 km, a 2 km waterfront promenade, a marina, and a Par-3 executive golf course designed by Greg Norman Golf Course Design. All of that is a planned future condition, not a neighbourhood you can walk through in 2026.
Sobha builds under an in-house model that covers design, engineering and construction within one company. The land parcel, Plot C1A in Al Bahiya, is identified as Yas Hills, Investment Zone 26 - one of the areas Abu Dhabi's DMT names as open to foreign investors. The exact ownership right for a specific unit is set by its sale agreement, so we check that with you per unit rather than promise a title type on a page.





Al Bahiya, on the E10 and E12 corridor between Zayed International Airport and Yas Island. Sobha's own distance table gives Yas Mall about 11 km and 13 minutes and the airport about 14 km and 14 minutes, and states that its distances and times are approximate. There is no metro, tram or rail station near Al Bahia: this is a car address.
The community is off-plan, but the suburb is not empty. Aspen Heights British School and Amity International School are both in Al Bahia. Aspen Heights teaches the National Curriculum for England to IGCSE; Amity teaches the England and Wales curriculum through Year 13 and A-Level Sixth Form. Deerfields Mall is listed by Visit Abu Dhabi with 200+ stores, a Carrefour hypermarket and a cinema. Al Rahba Hospital is a SEHA public hospital nearby. The schools, clinic and mosque drawn inside the masterplan are planned items, not operating facilities.
Two projects share one completion date. Villas at Sobha City: 4 and 5 bedrooms, 4,309 to 5,418 sq ft. Apartments at River Cove Residences: 3 and 4 bedrooms, 1,813 to 3,429 sq ft. Every unit is off-plan, and the whole release is a single phase rather than a staggered handover.
This is Abu Dhabi, not Dubai: the regulator is ADREC and the registry is DARI, not the DLD. Payments go into a project escrow account supervised by ADREC and are released against certified construction progress. Booking carries a 2% pre-registration charge and an AED 450 DARI fee - against the 4% DLD fee on Sobha's Dubai projects.
