Sobha describes Sobha One as "five interlinked towers ranging from 30 to 65 stories" with "1-4-bedroom apartments and exclusive 4-5 bedroom duplexes", wrapped around "an exclusive 18 hole pitch & putt golf course" set in themed courtyards at podium level. The Element at Sobha One is a later, standalone tower inside the same masterplan; Sobha's own copy for it promises "breathtaking 270° panoramic views overlooking the Ras Al Khor Wildlife Sanctuary, Dubai Skyline & world-class golf course".
The address as the land registry writes it is Ras Al Khor Industrial First: the residential enclave is carved out of a working industrial district, and warehousing and light manufacturing operate in the neighbouring Ras Al Khor Industrial areas 2 and 3. What sits across the road is real too: Ras Al Khor Wildlife Sanctuary is a Dubai Municipality protected area of about 6.2 sq km, viewed free of charge from booked public bird hides rather than walked through as a park.
Two international schools sit inside the wider Sobha Hartland masterplan, Hartland International School and North London Collegiate School Dubai, which Sobha's own marketing places at walking distance from its Hartland addresses.






Sobha's project pages for Sobha One and for The Element state no handover date at all. The single dated company sentence that names the project is the handover programme: Sobha lists Sobha One in its 2026 handover programme, 6,819 Dubai handovers planned for the year (Sobha Realty press release, 22 July 2026). That is a plan for the year, not a delivered building. The Element is the later of the two: our database carries December 2028 for it (Metrika DB, 14 Sep 2026).
Sobha's own distance table puts Ras Al Khor Wildlife Sanctuary at 5 minutes, Dubai International Airport and Business Bay at 12, Burj Khalifa and Downtown Dubai at 15, Palm Jumeirah at 25. Sobha's brochures place the site next to two interchanges on Ras Al Khor Road. There is no metro station inside the community: the nearest operating Green Line station is Al Jaddaf, on the other side of Ras Al Khor Road.
What is on sale today across the two projects: 55 one-bedroom, 29 two-bedroom, 47 three-bedroom and 2 four-bedroom apartments (Metrika DB, 14 Sep 2026; retail units excluded). At The Element, Sobha's floor plans give one-bedroom layouts of about 732 to 754 sq ft and three-bedroom layouts with a maid's room from about 1,789 sq ft.
Sobha runs construction in-house rather than tendering it to a third-party contractor, which is rare among Dubai developers and is the reason its schedules are its own to keep. Sobha states the same idea as a promise: "we don't exceed international building standards, we define them". Ownership here is freehold with the standard 4% DLD transfer fee.
