

A natural island in the north of the UAE that Sobha is building from zero: beach, marina and villa precincts. Off-plan, nothing handed over yet.
Sobha Siniya Island is a masterplanned island community in Umm Al Quwain, and the first development Sobha Realty has built outside Dubai. It was launched in July 2024 together with Umm Al Quwain Properties, the government-linked entity that holds the land.
Everything on sale here is off-plan, and the island has no rental or resale history to compare a price against: nothing has been handed over, and the community itself did not exist before 2024. The golf course, yacht club and nature reserve belong to the developer's masterplan, not to what you could visit today.
The everyday infrastructure that already exists is on the mainland, in Umm Al Quwain city: Sheikh Khalifa General Hospital, schools, and the LuLu hypermarket at UAQ Mall. On the island itself, Sobha is building all of it from zero.





A new interchange on the E11 coastal highway, a triple carriageway, and a causeway and bridge carrying water, power, drainage and telecoms onto the island are described as built by the geotechnical subcontractor on the job (Geoquest Group, October 2025). Sobha puts the bridge at 1.7 km and the drive at about 50 minutes from Dubai, 30 from Sharjah and 10 from Al Marjan Island; those are the developer's figures, not independently timed.
Beach Residences sit on the natural beach and lagoon; Marina Residences stand around a marina Sobha describes as the island's signature feature; the Villas are separate, in the Palm Groove (four-bedroom) and Coral Beach (five and six-bedroom) collections. Apartments run from one to three bedrooms across both apartment precincts.
Independent, non-brochure evidence of progress covers the road link, the causeway and the bridge (contractor report, October 2025) and ground-improvement works under way since May 2026. No completed residential building on the island has been independently verified yet. Each building carries its own handover date in the catalogue, and the earliest of them is in 2028.
Sobha describes its own model as "backward integration", built on "in-house mastery" rather than subcontracted delivery; that is the developer's wording, quoted as such. On Beach and Marina homes the developer also offers post-handover rental management under its Stay by Latinem service; the villas are not included in it.
