Four locations, one developer
This page holds every Sobha villa, townhouse and mansion currently on sale, in four locations across three emirates. The entry price buys a 4-bedroom townhouse at Sobha Sanctuary in Dubailand; the top of the range is a mansion at Hartland 2 in MBR City, at AED 236.6M.
The four are not one market. A Dubai purchase is registered with the Dubai Land Department, carries the 4% transfer fee and counts towards the AED 2M Golden Visa route. Siniya Island is registered through Umm Al Quwain Municipality and Sobha City through Abu Dhabi's ADREC; for those two we have found no ruling on how off-plan property is treated for the Golden Visa, so we check a case rather than promise an outcome.
All four are off-plan and nothing has handed over yet. Sobha builds through its own in-house construction arm instead of hiring a main contractor, and that is the same on all four sites.

What each location actually is
Sobha Sanctuary, Dubai - from AED 4.0M
104 townhouses and villas, 4 and 5 bedrooms, in Al Yufrah 1 off Al Ain Road (E66), next to The Valley and DAMAC Hills 2. Handover 2029. GEMS FirstPoint School (KHDA "Very Good") already works in the same corridor, and Carrefour and Spinneys are open in DAMAC Hills 2 next door; the two schools and the hospital drawn inside the masterplan are planned, not built. No metro serves this corridor, so plan on driving.
Sobha City, Abu Dhabi - from AED 9.05M
35 villas, 4 and 5 bedrooms, in Al Bahiya near Yas Island and Zayed International Airport. Handover 2029. Aspen Heights British School, Deerfields Mall and Al Rahba Hospital are already open in Al Bahia; Yas Mall is 13.6 km away, 19 minutes by free-flow routing. Registration here is with Abu Dhabi's ADREC, not the Dubai Land Department.
Siniya Island, Umm Al Quwain - from AED 10.75M
41 villas, 4 to 6 bedrooms, on an island joined to the E11 by a causeway and bridge built for the project, reported complete by the contractor in October 2025. Handover is listed as 2028 (Metrika DB). Sobha describes private beach access, a marina and an 18-hole golf course: that is the plan for the island, not what stands on it today. Schools are off-island in Umm Al Quwain city, so this is a location for the water, not for the school run.
Sobha Estates at Hartland 2, Dubai - from AED 42.7M
11 gated villas and mansions, 5 and 6 bedrooms, in MBR City about 9.8 km from Downtown Dubai, the closest of the four to the city. One home is listed at AED 42.7M and the rest of the enclave starts at AED 60.6M. Handover is listed from 2026, the earliest of the four. Hartland International School and North London Collegiate School Dubai, both rated KHDA "Very Good", already operate next door in Hartland 1.
